The property to be developed is planned to consist of a total of 3,318 units, including 1,380 single family detached homes, 1,018 townhomes, and 920 multi-family units. There is a commercial component that will consist of approximately 136.76 acres.
Early plans are for the project to be completed in 19 phases, including 12 phases of residential product and 7 phases of commercial product, together with amenity areas, park and open space areas. Plans call for 1/5 of the project to be completed within 5 years of approval, with an additional 1/5 of the project to be completed in each of the subsequent five year periods. - with a projected build-out period of the project of 25 years.
The Developer is BRD Land & Investment Management, LLC, a North Carolina limited liability company. BRD Land & Investment Management, LLC purchased this piece of property in February of 2024 for approximately 17.6 million dollars. Part of the agreement with the developer includes 500 acres that would be given to the city of Conway to consist of not less than 4 pickleball courts, a floodproof playground, parking for recreational activities and for the installation of the Wildlife Refuge Trail connection. None of the homes would be built on any flood zones. The project is currently named Warden Station.
On September 16, 2024, Conway City Council approved the Final Reading of Ordinance #ZA2024-09-16 (B) of a request to amend a previously approved land development agreement [Ord. #ZA2023-10-02 (A)] for the property known as “Warden Station”, a Planned Development (PD) district located at or near the corner of Pitch Landing Rd & Hwy 701 South, Pitch Landing Rd & Blaze Trail, and Kinlaw Lane & Hwy 701 South, containing approximately 1,763 +/- acres, and which contains the following uses: single-family detached dwellings, single-family semi-attached dwellings (duplex), single-family attached dwellings (townhomes), multifamily dwellings, as well as commercial and recreational uses.
This was a relatively minor amendment that further clarifies planning and preservation of trees within Warden Station.
Construction Schedule - Construction of the Warden Station community is to start after receipt of the permits from the City of Conway and from the other appropriate regulatory bodies. The complexities of the Warden Station Development Project, coupled with fluctuation with the current economic conditions, make it challenging for the Developer to provide specific dates for the start of certain phases and for the completion of certain phases. However, the construction schedule will not be completely open-ended. The Developer is anticipating approximately eighteen months from approval of the Warden Station Planned Development for design and permitting, and then anticipating an additional period of twelve months from the issuance of permits for the installation of the initial required infrastructure. The Developer then anticipates that approximately one-fifth of the Warden Station Project would be complete within five years of approval of the Planned Development, with an additional one-fifth of the Warden Station Project being completed in each of the subsequent five-year periods.
